What does the Renters’ Rights Bill mean for student accommodation providers?
UK rental services provider Housing Hand is working with landlords and accommodation providers to try and calm the increasing anxiety around the impact of the Renters’ Rights Bill. Housing Hand will be hosting a solutions-focused webinar – Bringing solutions to the Renters’ Rights Bill for student accommodation providers – on 7th February 2025 at 11 am. The event follows the success of the firm’s December webinar, which looked at what the Renters’ Rights Bill could mean for property in the private rental sector, including HMOs, Build to Rent (BtR), Co-Living and purpose-built student accommodation (PBSA) operators. A diverse selection of 140 property professionals joined the event, with engagement continuing afterwards through a series of follow-up questions and answers.
With its second reading in the House of Lords on 4th February, the Renters’ Rights Bill is on track to receive Royal Assent and become law this spring. Yet its proposed removal of fixed term tenancies for all types of accommodation, with the exception of PBSA, has thrown many landlords into turmoil.
James Maguire, Sales and Business Development Director at Housing Hand, explains:
“When the Bill becomes law, students will be able to give two months’ notice at any point in their contract (for non-PBSA property types). Let’s say a student finishes their term in June. They could give notice in April to ensure their tenancy agreement also finishes in June. This means there will be two or three months with no rental income before the next academic year begins – an unsustainable situation for landlords.”
Housing Hand’s February webinar will take a solutions-led approach to this issue; it was clear from the previous event that it is solutions that the sector wants.
